The Rs 792 crore public issue will be entirely fresh equity, with no offer-for-sale component, signaling a strong push for future expansion. Founded by veteran real estate entrepreneur and Bollywood producer Anand Pandit, the company has earned a prominent reputation for premium housing projects in Mumbai’s western suburbs.

The initial public offering (IPO) gained widespread attention due to its high-profile investors from the Indian film industry. The Shah Rukh Khan Family Trust and Amitabh Bachchan each invested Rs 10 crore during the Rs 400 crore pre-IPO placement held in December 2024, purchasing shares at Rs 150 apiece. Actor Hrithik Roshan bought 70,000 shares for Rs 1 crore, while celebrities like Sara Ali Khan, Tiger Shroff, Ektaa Kapoor, and Rajkummar Rao also took smaller stakes. Renowned investor Ashish Kacholia led the pre-IPO round with a Rs 50 crore investment, acquiring over 33 lakh shares.

The initial public offering (IPO) proceeds will be used to accelerate development across Sri Lotus’s ambitious project pipeline, including upcoming ventures under its subsidiaries Richfeel, Dhyan Projects, and Tryksha. Key luxury developments such as Amalfi, The Arcadian, and Varun are at the forefront of this next phase. The company specializes in both joint and redevelopment projects, targeting the aspirational Rs 3-7 crore housing market and ultra-premium homes priced above Rs 7 crore.

Sri Lotus’s strong association with Bollywood has bolstered its brand in the luxury real estate space. Over the years, several film stars have bought commercial and residential spaces developed by the firm. Anand Pandit himself has produced notable films such as Pyaar Ka Punchnama 2, Satyameva Jayate, The Big Bull, and Swatantrya Veer Savarkar, further cementing his ties to the entertainment world. Stellar Financials Signal Strong Growth Potential

The company’s financial performance has added momentum to the IPO’s appeal. According to The Economic Times, Sri Lotus Developers posted a 177% year-on-year revenue jump in FY24, reaching Rs 461.57 crore from Rs 166.87 crore in FY23. Net profit soared over six times to Rs 119.81 crore. The company has continued this upward trend in FY25, logging Rs 243.42 crore in revenue and Rs 90.63 crore in profit in just the first half.
