Apple India has finalized a major Apple Bengaluru office lease agreement for nearly 2.7 lakh square feet of office space in Bengaluru, signaling one of the largest single-tenant deals in the city’s history. The company will occupy nine consecutive floors—from the 5th to the 13th—at the Embassy Zenith project on Sankey Road, Vasanth Nagar.

The lease, which officially began in April 2025 and was registered in July, involves a monthly rental of about ₹6.31 crore, equating to roughly ₹235 per square foot. With an annual escalation of 4.5%, the overall financial outlay is expected to exceed ₹1,000 crore across the 10-year term. Apple has also provided a security deposit of ₹31.57 crore and secured 362 parking spaces as part of the agreement.

The premium office tower, built on a site previously occupied by Le Meridien hotel, overlooks Cubbon Park and the Bangalore Golf Club. With modern amenities and a prime location, the property reflects Apple’s intent to build a robust base in India’s technology capital.

Strengthening India Operations
